As of May 1st, we have 14 members owing for Dues and 18 owing for the Special Assessment.
5.Old Business
a.Beach Erosion Repairs update (special assessment)
We are anticipating repairs will begin towards the end of May.
2/3 of the 2015 Special Assessment collected is being allocated to Beach Repairs.
b.Road Repairs (special assessment for future repairs)
Presently, 1/3 of the 2015 Special Assessment collected is being allocated towards future Road Repairs.
c.Sewer plant – upgrades and disposal of materials
There will be repairs/upgrades needed soon. Please see attached page #4
regarding items NOT allowed down our sewer/drain lines.
d.Water meters installation by 2017
This is a Dept. of Ecology requirement to measure the water usage in our community. We ask everyone to please locate their meters. We will need to pay for and install meters on lots that do not have meters.
e.Maintenance of yards & easements
Per our Compliance Guidelines (attached- Pages 5-6), we are asking our members to please maintain their yards by mowing and TO INCLUDE the right-of-ways/easements adjacent to their properties along the roads. This helps to cut down our expenses in hiring vendor to maintain our easements. Letters will be mailed to those members who are not complying.
6. New business
a.Nominations for 2 open board positions:
With Georgia Schneider’s term expiring, we were in need of 2 more Board members. Dick Schneider has volunteered to serve and was unanimously voted onto the Board. We are still in need of ONE more Board member.
b.4th of July- Donations to LeRoy
The 23rd Annual 4th of July Parade will take place on Saturday, 7/4.
Please meet up at the mailboxes @ 1:00pm with ice cream social following down at the beach. Leroy Seeley is accepting monetary donations towards purchase of ice cream and beverages.
c.SPEED LIMIT:
We wish to remind everyone & guests that our speed limit is 10 MPH. We have many walkers (along with their dogs) in our community and we want them to be safe.
7.Adjourn meeting
The next Board meeting will take place Saturday, June 6th @ 10:00am at the beach cabana.

SAVE OUR SEWER
Warning, warning………various items are showing up down in our sewer line at our Sewer Treatment Plant.
Not only do these items interfere with the sensitive organic-processing, but it costs us all more money to get rid of it!
The ONLY item that is okay to flush down the toilet is toilet paper. That is all!!
Items that SHOULD NOT go down the toilet OR your kitchen/bathroom drains.
No pesticides No grease
No herbicides No rubber gloves
No petroleum products No rubber bands
No paint products No cigarettes butts
No cleaning solvents No cleaning supplies: (Lysol wipes; Clorox wipes)
No wood No Baby Wipes (or any Wipes of any kind)
No plastics No diapers of any kind (baby or adult)
No cloth rags No drug paraphernalia
No feminine hygiene products No paint
No lamp oil No concrete cleaner
No animal oil No condoms – really???
No paper towels NO NOTHING!!!!!!!!
If you have guests, please let them know about this.
Perhaps post a little sign above your toilets during guest visits.

2014 Compliance Guidelines
We have a very large majority of neighbors who are respectful of their own properties by maintaining them on an on-going basis and thereby maintaining our community’s property values/assets.
However, we still have continuing challenges with some of our neighbors in regards to complying with our bylaws, covenants and policies, especially concerning yard maintenance ; structure maintenance, and storage of materials (garbage, materials, junk, abandoned vehicles, abandoned vessels, and abandoned trailers) in sight from the street or from a neighbor’s view.
By using the enclosed Checklist, if a property has been found to be in “non-compliance”, the property owner will receive a letter from the Board so specifying the problem and will be advised of the following:
1.The reason for the letter
2.A reasonable amount of time to comply
3.The appeal process if the member disagrees with the findings
4.What the monetary fines will be for non-compliance (maximum $40.00 per day) and the due date to be paid
5.What action will be taken if fines are not paid or problem is not remedied
Since our community is a unique one, with developed lots/homes, vacant lots and undeveloped lots, we have defined each category as follows:
!. Developed or otherwise occupied lots:
Any lot that is connected to TBBC water and/or sewer system and has personal property situated on site such as, but not limited to, a house, shed, structure, boat, vehicle, or trailer.
2. Vacant lots:
Any lot that is presently connected to or can be connected to TBBC water and/or sewer systems but is not occupied as described above under “Developed”.
3. Undeveloped lots:
Any lot that is not currently connected to TBBC water and/or sewer systems; is not occupied as described above; nor has any available means for connection to TBBC water and/or sewer systems at this time.
MAINTENANCE STANDARDS – Guidelines Checklist
DEVELOPED or otherwise occupied lots will be considered in less than good condition, detrimental to the community, or unreasonably objectionable for any of the following reasons, but not limited to:
ooObvious structural failure to either the roof or foundation
ooBroken windows
ooHanging/broken/inoperable gutters
ooSevere paint peeling/unfinished exterior including house & fences
ooWild animals perhaps inhabiting
ooVehicles, boats, trailers not maintained or are abandoned
ooGrass and general vegetation growth in excess of 10 inches in height
ooDanger trees, limbs, noxious weeds or vegetation threatening or violating/encroaching upon TBBC property or adjacent neighbor’s property
ooHigh fire danger due to dry, tall vegetation
ooTrash/junk accumulation
ooCulvert/ditches and storm water interference
ooMud or other material tracked onto our community roads from driveways
VACANT lots will be considered less than good condition, detrimental to the community, or unreasonably objectionable for the following reasons, but not limited to:
ooVegetation growth poses a high fire danger
ooGrass and general vegetation growth in excess of 10 inches in height
ooDanger trees, limbs, noxious weeds or vegetation threatening or violating/encroaching upon TBBC property or adjacent neighbor’s property
ooTrash/junk accumulation including vehicles, boats, trailers not maintained or are abandoned
ooCulvert/ditches and storm water interference
UNDEVELOPED lots will be considered less than good condition, detrimental to the community, or unreasonably objectionable for the following reasons, but not limited to:
ooVegetation growth poses a high fire danger
ooDanger trees, limbs, noxious weeds or vegetation threatening or violating/encroaching upon TBBC property or adjacent neighbor’s property
ooTrash/junk accumulation including vehicles, boats, trailers not maintained or are abandoned
ooCulvert/ditches and storm water interference
